Is it cheaper to rent yearly or monthly in Bali?

The actual savings, not the theory

The simplest way to test yearly rental Bali vs monthly is to compare 12 months of the monthly rate against the quoted yearly figure for the same home. Across the listings on Samba that carry both prices, the average saving from paying yearly upfront works out to 17%, but this hides a wide spread between individual homes.

• Villa Saturno, a 3-bedroom villa in Padang Linjong: IDR 35 million monthly versus IDR 290 million yearly.
• Casa Suhana, a 3-bedroom villa in Cemagi: IDR 40 million monthly versus IDR 190 million yearly, though this one has a 3-month minimum stay even on the monthly rate.
• Villa Tiga Canggu, a 3-bedroom villa in Canggu: IDR 73 million monthly versus IDR 850 million yearly — proportionally a much smaller gap than the other examples above.

The pattern: owners who list a home monthly mainly to catch short-stay demand tend to price the yearly rate much lower to secure a full-year tenant. Owners already priced for long stays (like Villa Tiga Canggu) leave less on the table when you do the maths yourself against their monthly rate.

What a Bali annual lease price usually leaves out

Of the 34 live listings we checked, 28 include fibre internet, 26 include housekeeping, 24 include the banjar (village) fee and rubbish collection, 22 include drinking water and cooking gas, and 21 include linen changes. Only 17 include electricity in the price; 8 explicitly exclude it and 9 simply don't state it.

This matters most when you pay yearly rent Bali upfront, because several listings that include electricity in the monthly rate strip it out of the yearly figure. LaneHAUS – Unit 1, Tropicana Valley – Unit A4 and the other Tropicana Valley units all show "electricity excluded for yearly" even though the same electricity is bundled into their monthly price. So a yearly quote that looks like a bigger saving can be a "villa only" number once you add a year of your own power bill on top.

Pool and garden upkeep is the other gap: only 5 listings out of 34 include pool maintenance and 5 include garden maintenance as a standing inclusion. On a private-pool home taken for a year, ask upfront whether that upkeep sits with the owner or with you — it's rarely stated by default.

Who should pay yearly, who should stay monthly

Yearly suits renters who are confident of staying put for the term, want to lock in today's rate before it moves, and have the capital for a lump sum (some owners split it — Villa Hawk quotes IDR 735 million yearly, payable in two instalments). It also suits anyone weighing a Bali annual lease against work or family plans that run a full year or more — for anything visa or immigration-related, check with a notary or immigration agent rather than relying on a rental listing. Palem Kembar 1 sets a straight 1-year minimum stay with a deposit required upfront.

Monthly suits renters still testing an area, needing flexibility, or without the full-year sum ready at once. Minimum stays and deposits vary listing by listing: Sawah Studios allows stays from 3 nights but asks a 1-month deposit for long-term bookings, Oasis Areca sets a 1-month minimum with a IDR 20 million deposit, and Casa Suhana requires 3 months minimum even monthly. None of this is fixed across the market — always check the specific listing.

How to decide before you commit

Ask for three things in writing before comparing a yearly quote to 12 months of monthly rent: whether electricity is included, whether pool and garden maintenance sit with the owner, and the exact deposit and minimum stay. A yearly price that excludes electricity and pool upkeep is not directly comparable to a monthly price that includes both — work out the real annual cost of each before deciding.
